Terms and Conditions
Booking Conditions for Holiday Lets in: Boathouse 3, The Ferry Boat Inn, Helford Passage, Falmouth, TR11 5LB
These booking conditions apply to all bookings made with us. Please read them carefully and ensure every member of your party fully understands them.
- Bookings
- To confirm a booking the person making the booking must sign and return a booking form. Receipt of this form and the required deposit constitutes a binding contract between Jacqueline M. Pitcher and the signatory on the booking form. The signatory is deemed to accept these conditions in full on behalf of themselves and their family or party.
- This flat is part of a family holiday development. We are unable to accept bookings on behalf of young people who are not supervised by a parent or suitable adult.
- Boathouse 3 has two beds sleeping two people. We reserve the right to immediately terminate the booking if more than two people are found to be staying.
- Boathouse 3 is available from 4.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure.
- Payment
- At the time of booking either a 20% deposit or the full fee must be paid. There is a security bond of £25 (see section3).
- If the full fee is paid at the time of booking, this will consist of the agreed rental fee (see the letting rates section) and the security bond of £25. If the booking is made within eight weeks of first day of the holiday, the full fee must be paid with the booking.
- If only the 20% deposit is paid at the time of booking, the balance must be paid in full not less than eight weeks before first day of the holiday. The full balance must include the remainder of the agreed rental fee (see the letting rates section), the security bond of £25 (see section 3.
- Security Bond
- A security bond of £25 is payable no later than eight weeks before first day of the holiday along with the remainder of the rental fee and the booking fee if applicable.
- If there is no damage, breakage or extra cleaning, this security bond will be refunded by cheque to the signatory on the booking form as soon as practicable and no later than four weeks after the last day of the holiday. Holiday tenants are required to leave the property and its equipment undamaged and in a reasonably clean and tidy condition. In the event that damage or breakages need to be made good, or extra cleaning is required, the cost is the responsibility of the signatory on the booking form. Such cost will be deducted from the security bond, but is not limited to the amount of the security bond.
- Cancellation
- Cancellations must be made in writing. The signatory of the booking form is still liable for payment of the full holiday rental fee. Only the security bond is refundable or need not be paid. You are strongly recommended to take out insurance against cancellation of your holiday.
- We will always try to re-let after cancellation, but reserve the right to accept a reduced rate. If successful, we will refund the letting fee less a £25 per week administration fee and less any shortfall if a reduced rate is accepted.
- Maintenance
- Every effort will be made to repair any breakdown of amenities or equipment within the flat or to repair any faults. We cannot guarantee that such repairs will be completed within the duration of a holiday, and no refund will be payable. We, or our agents reserve the right to enter the flat at any reasonable time to inspect or repair the property or any equipment within, whether or not the flat is occupied.
- Bed Linen and Towels
- Bed Linen will be provided and must be returned undamaged and unstained. It will be changed weekly. Towels are not provided.
- Cleaning
- The flat will be cleaned prior to arrival, and weekly for bookings of two or more weeks. Holiday tenants are responsible for general cleanliness throughout their stay and must leave the flat in a reasonably clean and tidy condition at the end of the holiday. Extra cleaning required above the normal commercial clean will be charged to the signatory of the booking form as noted in paragraph 3.
- Refuse Disposal
- Black bin liners are provided in the flat. All waste must be placed within these black bags. When full these must be placed in one of the large "wheelie bins" provided around the site. The nearest one is at the top of the hill towards the car park.
- The nearest recycling facility is in the Asda car park, but there are many others within the area. Holiday tenants are encouraged to make full use of these.
- Swimming Pool
- The complex has a heated open air swimming pool available only for guests residing in the flat. Its use is entirely at the user's risk. Children under 15 years of age must be accompanied by a responsible adult. It is open from May to September, and again for October half term holidays. The opening hours are 8.30 a.m. until 7.30.p.m. during the high season, and for shorter periods off season.
- Lost Property
- The signatory of the booking form is responsible for the pre-payment of carriage costs for any belongings left behind.
- Conditions of Lease
- We hold this flat on a ninety-nine year lease from Helford Properties, and are bound to comply with the conditions of the lease. We reserve the right to terminate the letting without refund if any holiday tenant contravenes any requirement of the lease or causes unreasonable nuisance to others within the complex.

- The premises may not be used for any illegal or immoral purposes.
- A car parking space is provided for one car. Please park only in the space provided. Extra cars must be parked in the "top" car park at a cost of £1 per day.
- No person may sleep in a car, caravan, or caravanette parked in the car parking space provided for the flat or in the public car park.
- All conditions of the site's insurance must be complied with. These prohibit the storage of fuel or outboard motors within the flat or on the balcony. They must be stored in the steel container in the courtyard or in your car boot.
- No nappies, dirt or rubbish are to be thrown in the toilet, sinks or bath.
- No singing, music, HI FI, Television, radio etc. may be audible outside the flat between 11.00 p.m. and 9.00 a.m.
- No writing, signs or placards may be put on or in any external window.
- No clothes or other articles may be hung outside the flat. A clothes line is provided above the swimming pool.
- No bird, dog, or other animal is allowed in the flat.
- No obstruction is permitted to any right of way, either vehicular or pedestrian.
- Liability
- We accept no liability for any accident, loss, damage, injury, expense or inconvenience to person or property which the signatory of the booking form or any of his or her party may suffer arising out of or in connection with the holiday or resulting from any other cause whatsoever.
